Project Manager needed to join top Owners Rep firm.
Primary Responsibilities of the Project Manager:
- Assist in the development and management of project strategies and initiatives to meet the goals and needs of clients and investors;
- Perform key role in project planning, budgeting, and identification of resources needed;
- Coordinate and follow-up effectively with internal construction team, and contractors (architects, engineers, expediters, etc.) to ensure smooth communication, and that everyone is on task and on schedule;
- Coordinate with the Architect, Engineer(s), Construction Manager, and other project team members to meet project goals, objectives, schedules, and resolve any outstanding issues;
- Identify the elements of project design and construction likely to give rise to disputes and claims;
- Evaluate project design for cost engineering and feasibility;
- Assist in the procurement of mandatory project documentation and approvals related to the project work;
- Review, understand, and manage procedures for handling changes to AIA contract documents, change orders, substitutions, drawing submissions, etc.;
- Prepare RFIs, RFPs, submittals, etc. as needed;
- Generate pricing/estimating for projects across the board (lighting package, doors and hardware, appliances, etc.);
- Attend weekly construction meetings;
- Provide assistance to Executive staff members and Senior Project Manager(s), as needed;
- Keep team members informed, and updated on project performance;
- Negotiate subcontracts, including analysis of bids, to ensure that the subcontractor quote is complete, providing detailed written scopes of work and pre-qualification of subcontractors as required;
- Manage/review timing, quantities, cost, and procurement of Owner provided materials in relation to project schedule;
- Produce project schedules, and monitor progression with the project team members to ensure that the project is completed on schedule;
- Supervise the activities of the project team to ensure compliance with company policies, safety standards, and quality standards;
- Review Superintendents’ daily reports;
- Provide onsite inspections to ensure quality standards and safety practices are upheld;
- Review plans and specifications to ensure compliance with the company’s vision and quality standards.
Requirements:
- Highly motivated, energetic team player with the ability to effectively manage and prioritize multiple projects/tasks with limited or minimal supervision;
- Minimum 5 years of experience as Project Manager in the construction industry;
- Demonstrable knowledge of ground-up construction, and proven experience in both Project Management and Estimating disciplines;
- Ability to read, interpret, and understand drawings, specifications, and AIA contract language and implications;
- Strong understanding of MEP building systems;
- Strong understanding of industry practices, processes, standards, and their impact on project activities;
- Must be familiar with NYC city agency building requirements and regulations, particularly DOB and DOT;
- Must be familiar with NYC and OSHA safety standards, practices, and procedures;
- Advanced knowledge of reviewing/processing shop drawings and submittals;
- Excellent communication (written and verbal), organizational, and time management skills;
- Strict attention to detail;
- Strong leadership and motivational skills;
- Strong ability to plan, strategize, and negotiate;
- Intermediate to advanced level in Microsoft Office;
- Advanced level in Microsoft Project;
- Proficiency in ProCore a plus;
- Bachelor’s Degree preferred;
- Available to work extended hours as needed by project schedules, weather conditions, or urgent circumstances.
